Commercial

SOCAL TESTING CENTER

The goal of the SoCal Gas Testing Center project was to take a former industrial building—a garage and wash bay—and turn it into an employee testing center and outdoor lounge, connecting it to the larger Sempra Energy campus. Kamus + Keller worked with SoCal Gas to also elevate the building and brand standards to a level that would appeal to a younger generation of employees. The result was a project that made the best use of existing industrial elements and merged it to create a unique, multi-functional office space.

The opportunity in the Testing Center renovation was to use industrial elements to serve the updated design. The HVAC conduits and piping assessment determined what was needed for utility, what needed to be eliminated, and what could be worked into the design, in the example of using exposed pipe as a foundation for custom light fixtures. This efficient use of existing elements served to highlight the new industrial feel of the SoCal updated brand. Once the Testing Center was complete, new designs were drafted that moved the outdoor lounge next to the Learning Center where employee trainings take place. This enabled the outdoor lounge to be used as a waiting room spill-over space, creating greater utility and impact to the entryway.

HAVEN

There are four sectors to the Cannabis industry: retail dispensaries, manufacturing, cultivation and distribution. This case study explores how we incorporated the client's brand standards.

The goal of the Haven renovation project in Oxnard was to convert a dental office into a premium cannabis dispensary. A bonus was getting to incorporate the clean mid-century lines into the Haven brand. Woodgrain tile became a bridge between the mid-century facade and contemporary design. It wrapped from the front to the side lot. Textures and frosted glass provided cohesion with the Haven brand—a blend between vintage and modern.

The El Monte retail location posed a different challenge. With no existing architectural elements to salvage from the aged dental offices, both the interior and exterior needed to be gutted and updated with finishes that complement the Haven brand and make certain the retail location was up to accessibility standards.

HERBALIFE NUTRITION INNOVATION CENTER

WINNER OF THE 2020 LOS ANGELES BUSINESS JOURNAL SILVER AWARD FOR BEST OFFICE PROJECT

The Greenhouse Innovation Center was created by Herbalife and built by Kamus + Keller, as a collaborative space for teams to come together to brainstorm ideas, work on strategic projects and solve some of the company’s biggest problems in a comfortable and open environment. 

The primary goal of the project was to design a flexible space with modular furniture and movable glass partitions that could adapt to classroom seating, stadium seating, small-to-large groups or events. From any configuration teams can access the best of technology; on-demand audio/video teleconferencing, audio and plug-and-play software and hardware access.

BPM SUPREME

The BPM Supreme Tenant Improvement Project was a successful collaboration between Kamus + Keller and two clients: the landlord, Kilroy, and high-profile client tenant, BPM Supreme (BPM), a leading digital music download service for DJs. 

The mandate was to provide a “resimercial” multifunctional office where the client could host podcasts, production videos, recording sessions, and highly publicized industry events. The challenge was to deliver a high-end design that could accommodate precise technical and production requirements—all within a 4,800 square-foot space—while facilitating the needs of landlord, tenant and employees.

OCCU

The Orange County Credit Union (OCCU) Corporate Expansion project was a partnership between OCCU and the Elks Club. What made this project unique was the extraordinary measures taken in the research and programming phases to ensure seamless cooperation between two organizations and two contractors.

Kamus + Keller was hired to design and complete the second story tenant improvement and office interiors. We did specialized programming to understand workflow; research that revealed how much space was needed for what types of configurations.

VISTA DEL LAGO

Looking to activate an area adjacent to Mission Viejo Lake, the client turned to Kamus + Keller to create conceptual designs of the Vista Del Lago development. Schematic design and renderings were used to estimate budgets and secure prospective retail/restaurant tenant interest.

Salon 18|8

TORRANCE, CA

Salon 18|8 is a reinvention of the barbershop to fit the needs of modern men. Kamus + Keller was approached by a first-time franchisee to build out his store.

 

THE FRANCHISEE

For the first-time franchisee the build-out experience can be overwhelming, but it doesn’t need to be. K+K understands corporate standards and can help the franchisee learn how build-outs work, troubleshoot any issues, and help them create a space of their own.

LOVISA

GLENDALE, CA

When Lovisa, an Australian chain of jewelry stores, wanted to break into the U.S. market, they turned to Kamus + Keller for help. 

 
INTERNATIONAL COLLABORATION

Because designs came from Australia, and materials from China, it was paramount for K+K to review design criteria and material composition to establish rules and regulations. The client was educated on accessibility requirements, fire code regulations for finish materials, and the project was translated into CA code. Today, the new store shines with Lovisa’s signature design!

UNIVERSITY + CIVIC

USC SCHOOL OF PHARMACY

The USC Pharmacy School project is a new collaboration between the USC School of Pharmacy and the Keck School of Medicine and Kamus + Keller.

The goal of the project is to share common spaces across two floors of the USC Pharmacy School, and the Keck School of Medicine. To accomplish this requires success in two areas: a thorough assessment (the space used to be a dormitory), second, to lead an effective collaboration between two construction project managers. The proposed design is contemporary and communicates the traditional Trojan design aesthetic.

The collaboration is a success and we look forward to revealing details of the build as it progresses.

Kamus + Keller partners with the City of Avalon, Catalina, CA on expansion projects, commercial renovation, public spaces and real estate.
